Reporting a Code Violation

The Neighborhood Services Department of Miami Shores Village investigates and addresses violations of village code.
 
Please note: As per Florida Law, Miami Shores residents submitting code enforcement complaints will be required to provide their name, phone, and address at the time of the complaint. For more information click

Step 1. Check if your issue is a violation of the Village’s code of ordinances Examples of the violations may include things such as:
- Construction without a permit
- Property in need of mowing / cleaning
- Exterior of structure requires maintenance
- Vegetation on property in need of trimming
- Vehicle parked in landscape area
- Inoperable vehicle on property
- Vessel / boat not properly stored
- Swale or parkway deteriorated.
- Unsafe conditions
- Illegal signage
- Businesses causing a nuisance or operating illegally.
- Short-term rentals
- Trash on site.

The following violations are examples of complaints not directly handled by the Neighborhood Services Department:

- Animal neglect or abuse (Miami Dade Animal Services)

- Disputes between landlords and tenants (Civil matter)

- Complaints outside Neighborhood services department service hours (Police)

- Environmental complaints (DERM)

- Street lights (DOT, FPL)

- Potholes and other street or sidewalk issues (Public Works)

Step 2. Report the violation via email to neighborhoodservices@msvfl.gov to or by phone 305-762-4862.

Step 3. An inspector will assess the property you have reported. If the inspector determines that a code or ordinance violation exists, instructions will be provided for correcting such violation.

Step 4. What happens next? Resolving a violation can take time. The Neighborhood Services Department works with the property owner to help correct the violation. If the property owner does not comply, the violation will go through the enforcement process. If the violation is not corrected by the time specified, the case may be presented to the code enforcement board which has the authority to impose fines.
